The term dominant portion is used in measurement of spaces for valuation (or appraisal) purposes.
Dominant Portion is defined as:
- The largest solid or glass area making up the inside finished surface, along a single plane, of the total permanent outer building wall.
- That portion of the inside finished surface of the permanent outer building wall which is 50% or more of the vertical floor to ceiling dimension measured at the dominant portions. If there is no dominant portion, or if the dominant portion is not vertical, the measurement for area shall be to the inside finished surface of the permanent outer building wall where it intersects the finished floor.
The second definition particularly applies to measurement of office spaces based on the Building Owners and Managers Association measurement.
Famous quotes containing the words portion and/or dominant:
“This made you first to know the Why
You liked, then after to apply
That liking; and approach so one the tother,
Till either grew a portion of the other;
Each styled by his end,
The copy of his friend.”
—Ben Jonson (15721637)
“Spirit of place! It is for this we travel, to surprise its subtlety; and where it is a strong and dominant angel, that place, seen once, abides entire in the memory with all its own accidents, its habits, its breath, its name.”
—Alice Meynell (18471922)
